Pre-Purchase Surveys

As an RICS Regulated company, we provide fully compliant RICS Level 3 Surveys, these used to commonly be known as “Full Building Surveys”.

An RICS Level 3 survey is a detailed inspection of the whole property, commenting on the type of construction, condition, specific defects and likely repairs required. We can provide additional services with a survey, such as costings for repairs and an insurance reinstatement valuation.

Our Reports are written in plain English, are clearly presented and include photographs of relevant matters. We always offer a scheduled telephone call to discuss the report in detail and offer further context in a friendly and clear manner.

Specific Defect Surveys

These types of surveys look at a specific defect that a Client may be concerned about, these can include areas such as damp inspections, structural cracking, advice on potential defects such as spray-applied insulation to lofts, or other concerns a householder may have.

These reports are detailed in their analysis of the issues, with clear advice and practical recommendations for moving forward.

Party Wall Matters

A Party Wall Agreement is generally required when you are carrying out excavation works within 3 metres of a neighbour’s property and the excavation is to a lower level than their foundations. They are also required where works are being undertaken to a party wall, such as removing a chimney breast or installing structural steelwork.

We have significant experience dealing with Party Wall Matters and have acted as the Building and Adjoining Owners’ Surveyor many times. We recognise that neighbourly issues can often be a sensitive matter, and we always strive to achieve an amicable agreement, where both parties feel confident in the approach taken.

Project Management

Should you be considering a domestic or commercial extension we can offer a full Project Management Service, guiding you thoughtfully and carefully through the construction process. This can include numerous stages, depending on your requirements and is a tailor made service for each individual Client.

The services offered can range from initial co-ordination of drawings, producing schedules of works, tendering, providing contract management services and construction management, dealing with all financial aspects, and agreeing stage payments, and variations costs, through to final snagging and project completion.

Throughout the process we offer a friendly, confident and professional service, which can provide reassurance and reduce the anxiety often associated with construction projects.

Insurance Claim Handling

When you are faced with a significant insurance claim such as fire, flooding, storm damage or subsidence it can often be overwhelming to navigate the claims process; and people often feel that the process is happening to them, rather than for them.

Under the majority of insurance policies, you have the right to appoint your own professionals and contractors to undertake works. We have been involved in significant fire damage, subsidence and storm damage claims and have successfully negotiated insurance settlements in excess of £1M. This is a bespoke service with different claims and Clients requiring various services, from temporary repairs, drawing up schedules of repairs, to tendering and negotiation with insurers and loss adjusters.

In what is often a very stressful time, we can bring calm and reassurance of the process, with clear professional advice, leading to a swift and successful conclusion to the claim.
